We found ourselves in need of advice and experience from a professional. We had lost a family member and needed to close his estate including his home and furniture. Rhonda was able to help us in all aspects of the process. Rhonda provided us with recommendations for an appraiser, recommendations for an estate sale company and recommendations to prepare the house for the best chance of selling it quickly at the price we were hoping to get. Rhonda asked us for background information about when the house was purchased and how long we had lived there. Rhonda brought in a photographer and staged the house for the listing. Immediately after listing the property we began receiving showings and the offers started coming in. Rhonda kept us up to date on anything that came up and gave advice about the various offers. Selling a house is a nerve-wracking prospect for most people, especially those of us who have never done it before. My parents had recommended Rhonda Altman her after she helped them purchase a home, and we were fortunate to have her to guide us through the sales process. When we were getting ready to put our home on the market, she went carefully through the house and told us what we did, and did not, need to do to get it into salable condition. Most especially, Rhonda emphasized to us the importance of completing the last few items in our almost-finished basement, as that would be a major selling point. She also gave went through a detailed list of the expenses we could expect, including the taxes and fees that the city, county, and certain utilities would require, as well as possible 'worst-case' scenarios such as radon remediation costs. She made certain that we would not be taken by surprise by any possibilities. Before our house was even officially listed, Rhonda began showing it off as a 'coming soon' property on Facebook – she has a strong awareness of the value of social media. When we had everything ready and it was time to officially go on the market, Rhonda brought in an excellent photographer who made our house look wonderful in the listings. Then we had a frantic few days as we received a number of offers right away. Rhonda helped us a great deal with sorting through them, and in less than a week after being put on the market, the house was under contract! Again, Rhonda kept us up to date at each step of the selling process, and handled all the details for us until just a few short weeks later we closed the sale. Thanks to her help and guidance, what I expected to be a grueling experience was instead surprisingly smooth and straightforward. In addition to making the process of finding and purchasing my home pleasant, Rhonda continues to be a source of support and information, which is especially important to me because I am new to the area. When I first began my home search, I was still living out of state. I gave Rhonda a broad outline of my wishes and price range. Within days, she had assembled information on a collection of homes for my review. Many of these were homes that I had also located online and also thought would be good matches for my lifestyle. However, once I arrived in the area and we were able to spend several days touring the most likely houses on this list, Rhonda’s true talents became obvious. As I reacted to each home, she was able to help me judge the pros and cons of that house from a less emotional point of view. In several cases, she pointed out drawbacks or obvious damage on homes that I may not have noticed on my own. While she did not discourage me from purchasing a home that I “loved,” she did make sure that I was aware of potential problems that might make me less happy with the property as time passed. In addition to providing this objective viewpoint, Rhonda also carefully considered my comments and reactions as the home search continued. Based on our initial round of tours, Rhonda provided another short list of homes that I had not previously considered. Although these homes might not have been the first homes she chose based on my original email instructions, because of my reactions to previous viewings, she was able to locate homes that had more of the features I appreciated and fewer of the characteristics that I disliked. Many of these are not items that I even thought about before I began my home search so I genuinely appreciate Rhonda’s ability to read my reactions and respond accordingly. I can honestly say that I probably would never have picked my home from an online search, and yet, it is a very good match for what turned out to be an evolving set of priorities. Were it not for Rhonda’s flexibility and willingness to continue searching for properties that better fit my needs, I would likely not have found this home. I would also like to comment on the speed with which the process moved. Although we considered about 60 homes, Rhonda’s ability to narrow and refine our searched shortened the length of time we might have spent house hunting. Within three weeks of receiving the first set of homes to review via email, I was able to make an offer on the house I ultimately purchased. This process was also abbreviated due to the huge amount of research she did in advance and her willingness to schedule viewings on short notice. In addition to the obvious need to help match the seller with the right home, Rhonda’s knowledge of the buying process and local market also proved to be a huge advantage for me. Our appraiser and lawyer were both hired based on Rhonda’s recommendation, and both proved to be wonderful choices. I would not hesitate to use either of these individuals again. And, in fact, I was so pleased with the inspector that I recommended him to my parents for a routine inspection of their home. Even after the sale, Rhonda has continued to be a wonderful resource to me, guiding me to the contacts for local utilities and answering general questions about the local area.
